Kerrville-based company will begin construction on first area housing project in 10 years

Additional apartments are on their way to the Crossroads.

Ground was broken last week for Victoria Point Royale Apartments, a 120-unit apartment complex at 4106 John Stockbauer Drive.

The gated complex will offer one-, two- and three-bedroom floor plans, said Justin MacDonald, executive vice president with MacDonald and Associates, the Kerrville-based developer and property manager.

The complex also will feature a swimming pool, fitness center and clubhouse.

Six of the apartments will comply with Americans With Disabilities Act standards, said Jeb Dixon, project manager with Huser Construction Company, the project's general contractor. Huser is also based in Kerrville.

MacDonald and Associates chose to build because of Victoria's size and its recent economic growth, MacDonald said. Also, with the exception of some lower-income properties, no new apartments have come to Victoria in almost 10 years.

The company closed on the deal last week.

Rental prices for the new complex will range from about $700 to $998 per month, he said.

"It's still kind of in that affordable range, but there are no income or rent restrictions," he said. "So, anybody can live there."

Plans are to finish clearing the land and, in about two months, begin pouring concrete, Dixon said. After that, crews can begin installing the vertical framing.

The project should be complete in June 2012.

"Hopefully, we'll be done sooner," Dixon said. "But the contract is set up for a year."

MacDonald said he expects to begin pre-leasing in about six months and units should become available as early as next spring.

"We're really excited about it," he said of the project. "It's been on the drawing board for a couple of years. We're glad to finally see some real activity out there."

  • The incoming project isn't a low-income apartment complex. The developer said it is open to anyone and everyone who wants to live there.

  • Most of the non-low income apartment units are in terrible shape yet keep raising the rent. I would like to know if this is a regular unit or low income unit? Also this is being buildt on a natural watershed area, are they doing anything to prevent flooding of the houses nearby?

  • Correct me if I'm wrong, but wasn't this ORIGINALLY planned as a low cost/subsidized apartment project a couple of years ago? I remember a buncha people in my neighborhood dreading the day those apartments were going to be built because the perception then was the apartments were to be for low income people who would be needing assistance with paying their rent. If I'm wrong about this, I apologize.

  • So true, just try to find a regular apartment unit that's not 15+ years old. Someone who read the sign on the property was under the impression it was a government housing unit?

  • We do not need any low income apartments or govt subsidized apartments after all they have Penical Point, That stone one near Halapaskas and those ones on mockingbird. Not couting the multiple other ones all over town. Why cant this one just be for people who dont need assistance?
