Three new apartment complexes to call Victoria home

Incoming apartment buildings could soon ease Victoria's tight rental market.

Three new complexes - The Colony Apartments and Latigo Crossing Apartments, both off John Stockbauer Drive, and The Reserve, off Zac Lentz Parkway - will bring a combined 456 new units to town.

Nancy Garner, who co-owns The Reserve with Victoria businessman James McHaney, said their project has been in the works for years since they opened their existing apartment complex, The Whittington. With Victoria's ongoing growth, she said, now is simply the right time to get started.

Kevin Langston, president and CEO of Langston Construction, The Colony Apartments' contractor, also cited Victoria's growth for his company's decision to build.

"We've done our due diligence, and the apartments that are there now are full or almost at complete capacity with waiting lists," he said. "With the growth currently being experienced and projected, I think it will be a great location for us for many years to come."

The thinking was similar for Latigo Crossing Apartments LP, said Kennis Ketchum, president of Portfolio Development LLC, the development company for the complex.

"We're always researching markets where we feel there's a need, and clearly there's a need in Victoria," she said.

Here is a rundown of those up-and-coming complexes:

The Colony Apartments

Address: 4109 N. John Stockbauer Drive

The rundown: 180 units, a mixture of two- and three-bedroom options

Amenities: Granite countertops, washer and dryer connections, pool, fitness center, business center and playground equipment

Rental rates: Not yet determined

Estimated completion: August 2014

Owned by: EFS Developers and Langston Construction

The Reserve

Address: 8602 Zac Lentz Parkway

The rundown: 96 units, a mixture of one- and two-bedroom options

Amenities: Exercise facility, walking trail, barbecue area and third-floor residents receive added concierge services

Rental rates: Not yet determined

Estimated completion: Units available in March, while the project should be complete in July

Owned by: Nancy Garner and James McHaney

Latigo Crossing

Address: Miori Lane at John Stockbauer Drive

The rundown: 180 units, a mixture of one-, two- and three-bedroom options

Amenities: Garden tubs, crown molding, programmable thermostats, clubhouse, pool

Rental rates: Not yet determined

Estimated completion: Units begin opening in spring 2014

Owned by: Latigo Crossing Apartments LP
